New Cross old village has been split in half by the main Dover road. It's a mix between once-grand early Victorian terraces, and flats converted from them, and a good sprinkling of 1980's and 1990's flats.

It has a slightly transient feel but sitting at the hub is Goldsmith University with it's 10,000 students which help create the lively aritistic and music scene.
