1. These Terms
1.1 Please read these terms and conditions (“Terms”) carefully they are a legal document and grant rights and responsibilities to users of the YourLocal London website (“the Site”). You can print them or store them on your computer for later reference. By your continued use of the Site you agree to be bound by these Terms.
1.2 These Terms should be read in conjunction with YLL’s privacy policy.
1.3 If after reading these Terms you do not agree to be bound by them please exit the Site immediately.

2. About us
The Site is provided by YourLocal London Limited (“us/we”), our registered office is 8 Hopper Way Diss Norfolk IP22 4GT.

3. Use of the site
3.1 You may use the Site only to post relevant material on the forum sections or upload properties, you may not use it in connection with a business or for illegal or immoral purposes. YLL Talk is intended to facilitate communication between YLL users and the views expressed do not necessarily reflect those of YLL Limited. The posting of defamatory or otherwise illegal comment or material, contravenes our Talk Board policy is not allowed. Although YLL Limited is not responsible for comments included in this area, it reserves the right to review postings and delete them if they are not appropriate and your right to access YLL Talk may be revoked. Users should also be aware that such activities may subject them to civil actions or criminal penalties.
3.2 You may not authorise others to use the Service, and you are responsible for all of your own use of the Service. You agree not to use any obscene, indecent or offensive language, or to place on the Service any material that is false, defamatory, abusive, harassing or hateful. Further, you may not place on the Service any material that is encrypted, constitutes junk mail or unauthorised advertising, invades anyone's privacy, encourages conduct that would constitute a criminal offence or give rise to civil liability, or that otherwise violates any local, state, national or international law or regulation. You agree to use the Service only for lawful purposes and you acknowledge that your failure to do so may subject you to civil and criminal liability.

You agree to take all reasonable steps to protect and keep secure those passwords and usernames. If you fail to do so you will be held responsible for any unauthorised use of your passwords and usernames and any damage or loss which may arise as a result
3.6 You agree that you will not use the Site or any facility provided by YLL to send, receive, distribute, store, or otherwise deal with any material which is defamatory, offensive, illegal, obscene, subject to the intellectual property rights of others in breach of such rights, or breaches any duty of confidentiality by which you are bound.
3.7 You agree not to use the Site in any way which may be connected with the distribution of multiple unsolicited emails.
3.8 You agree to indemnify YLL against any costs, claims, expenses or legal proceedings which may be taken as a result of breach of any of the Terms & Conditions contained in these Terms. Further, YLL may at any time withdraw any access privileges which you may have to the Site or any other services or areas provided by them, if you are in contravention of any of the Terms or Conditions contained herein.
3.9 You agree to take all reasonable steps to maintain the accuracy of the information posted by yourself on the Site, either in the form of an advertisement or any other form. YLL reserve the right to remove any information in whatever form from the Site if they have reason to believe that it or any connected information is incorrect or so worded as to be misleading.
3.10 These rules have been put in place to help ensure that the website is a welcoming and useful resource for everyone that participates. These rules outline what is deemed unacceptable behaviour and it is important to read them carefully. 3.12 YLL encourages you to contact us if you feel a post violates these rules. Please click the "Report abuse" icon/link to let us know.
3.13 You are responsible for the content of your posts and YLL does not accept any liability for the content or accuracy of your messages. YLL reserves the right to republish any material you submit
3.14 Users of the Site may submit material for publication in the designated areas. YLL accepts no liability in respect of any material submitted by users and published by YLL and YLL is not responsible for its content or accuracy.
3.15 If you want to submit material to the designated areas you may do so on the terms and conditions set out in this document:
3.16 Publication of any material you submit will be at the sole discretion of YLL and YLL is entitled to make additions or deletions to or edit any such material prior to publication, after publication or to refuse publication.
3.17 You grant YLL a non-exclusive, perpetual, royalty-free license to republish any material you submit in any format, and you warrant to YLL that any material you submit is your own work and that you own the copyright and all relevant rights or otherwise have the right to grant the licence set out above. The posting of your material on or via yourlocallondon.com does not violate the privacy rights, intellectual property rights, contractual rights or any other rights of any person.
3.18 You warrant that the material you submit is not obscene, offensive, harassing, defamatory or otherwise illegal.
3.19 You agree not to post material that is deliberately intended to upset other users.
3.20 Please note that there is a risk that any photographs posted on any YLL website may be downloaded and electronically altered by another user of that site. Whilst this is prohibited by the terms of YLL's copyright permission notice, members should be aware of this risk before submitting photographs for publication on the site.
3.21 YLL is intended to facilitate communication between YLL users and the views expressed do not necessarily reflect those of YLL Limited. YLL will review any advertisement (“the Advertisement”) proposed for publication on the Site after publishing the Advertisement. The Advertisement may be removed on the grounds that its content is a breach of these Terms, that the property so advertised is located outside of the London area as defined by our “List of acceptable Postcodes” or any other grounds solely at YLL’s discretion. If at any time you make changes to the material which YLL has previously approved in such a way as that material would not have received pre-approval YLL reserves the right to remove your material from the Site and to retain any monies paid over without obligation to refund any monies. This right of removal and non-refund may be exercised at the sole discretion of YLL and without good reason.

5. Contact
It remains your responsibility to maintain the contact details you have provided to us. Failure to do so will be a breach of these Terms. If we cannot contact you within 10 working days of any attempt to do so we reserve the right to remove your advertisement from the Site without Notice to you or any third party

6. Intellectual property rights
6.1 We are the owner or the licensee of all intellectual property rights in our site, and in the material published on it. Those works are protected by copyright laws and treaties around the world. All such rights are reserved.
6.2 You may print off one copy, and may download extracts, of any page(s) from our site for your personal reference and you may draw the attention of others to material posted on our site.
6.3 You must not modify the paper or digital copies of any materials you have printed off or downloaded in any way, and you must not use any illustrations, photographs, video or audio sequences or any graphics separately from any accompanying text.

9. No Agency
YLL is not and does not hold itself out to be an agent for and does not represent those persons, third parties, companies, or other organisations which may advertise property on the Site. It is your responsibility to conduct any negotiations with any purchaser or vendor on your own behalf and YLL will not act for you in any capacity as agent or representative, and no part of these Terms or any other information or details supplied by YLL should be considered an acceptance of appointment as agent.

10. No Offer
The advertisements placed on the Site do not constitute any part of an offer or contract. It is the responsibility of the individuals concerned to make offers for purchase or sale and to conduct any relevant negotiations. YLL will not take part in any negotiations regarding property advertised on the Site, in any capacity.

Regarding Negotiation You agree that YLL does not act as agent for any party to any transaction which may arise as a result of advertising on the Site. You also agree that YLL should return to sender any correspondence sent to us regarding, but not limited to, offers to purchase, further property details. YLL expressly excludes any liability for any loss arising from their failure to pass on any such correspondence to any vendor.

12. Viruses, hacking and other offences

These Terms bind you immediately, your use of the Site is acceptance of them, they may only be terminated if; * You breach any of the terms and conditions contained herein * YLL terminates them by written Notice served by either email or post giving 21 days notice. * You issue Notice in writing by post to YLL of your wish to terminate the contractual arrangement between YLL and yourself, settle any outstanding fees and giving 21 days notice.

20 . Statutory Rights
Nothing contained in these Terms effects your statutory rights.

21. Payment
This will only be accepted by credit or debit card payable through an online system provided or authorised by YLL. Charges may be suspended at any time by YLL at their sole discretion for a period at their sole discretion. Please refer to our present scale of charges

22. Notices
Legal Notices may be served by post to our Registered Office as detailed above. YLL may serve notice on you by post or by email. Notice shall be effective from the date of posting or the date of sending by email.
